For years, a vacant Toys "R" Us shell occupied a prime Long Island site: well-located, well-trafficked, and dormant as the surrounding community flourished. The Valley Stream Neighborhood Center asked a fundamental question: What does retail look like when it's designed for the surrounding community, not just the car in front of it? Driven by the area’s substantial growth and prosperity, anchored by the broader Town of Hempstead, there was a need for retail that could match the ambitions of a revitalized community. The designer subdivided the massive 60,000-square-foot single-tenant shell into smaller, more usable, and highly visible storefronts along the primary façade, taking advantage of its prominent exposure to Sunrise Highway. Upgraded materials and articulated facades encourage exploration and discovery through thoughtfully designed placemaking moments throughout the site. An additional 9,200 square feet of existing parking surface was converted into freestanding outparcel pavilions dedicated to community-oriented retailers. The building's generous two-story footprint, a legacy of its big-box origin, was leveraged to provide structured lower-level parking while freeing the rear of the site for open-air dining and gathering. The result is an integrated, 360-degree retail and experiential environment that proves suburban retail can be both commercially viable and genuinely community-serving.
