At RDC, we were privileged to collaborate on the master planning process for the Daybreak project in South Jordan, Utah. Our vision for Daybreak aimed to maximize the inherent opportunities presented by the site’s context while embracing forthcoming adjacent improvements to the north, west, and south.
In the initial phase of our design process, we methodically evaluated the existing Daybreak Urban Plan. Our primary objectives included identifying major connections and connectors within the site, evaluating the civic, workplace, and retail spaces, and amplifying key areas of activity. Our goal was to provide inspiration for meaningful alternatives that would foster a dynamic, mixed-use environment while preserving the site’s unique character.







Potential Phasing
Our phased approach to development outlined a strategic progression, beginning with essential components such as parks, gateways, and retail villages, and evolving into a vibrant urban core. Each phase was meticulously planned to accommodate diverse building typologies and parking solutions while prioritizing the creation of engaging public spaces.
We presented three compelling options for Phase 01 development, each tailored to enhance the unique characteristics of the Daybreak site.


Option A: The Daybreak Canal District
Focused on creating a vibrant retail district around a new urban waterway, featuring market pavilions, restaurants, and integrated retail buildings.

Option B: The Daybreak Park at the Park
Centered around a central fountain and park space, with Lake Parkway transformed into a dynamic main street, offering views of the surrounding landscape.

Option C: The Daybreak Vein
Highlighting the convergence of key thoroughfares, this option centered on creating an urban sports park and town-center park surrounded by retail and dining options.
